How we work
A short list is the entire method.
We decline far more than we take. Whatever survives has been walked, drawn and understood — so the first conversation with a buyer already starts three steps ahead.
We see it first
Every property is walked before it is represented. Nothing goes on the list from photographs and a floor plan alone.
Drawings, not adjectives
Plans, elevations and the material schedule travel with every brief we send. Buyers at this level read them properly.
Quiet transactions
About a third of what we place never reaches a public portal. Discretion is the default here, not an upgrade.
The practice
Eleven years, one list, no volume target.
Halvard began in 2015, between two people who had spent a decade selling buildings they did not believe in. The correction was simple and slightly uncommercial: represent fewer houses, know each one completely, and let that be the entire pitch.
We work with nine architectural offices across four regions. We do not run open houses, we do not buy portal placement, and we have never had more than sixteen properties out at one time.
